    One of my aunts with a small kitchen - at least smaller than ours - insisted that she wanted an island when she had it redone. Imagine a t-shaped arrangement with kitchen on the stem bottom, formal dining on the top stem, living room on the right and entertainment room on the left. When people visit, everyone congregates in the entertainment room. When they have large family gatherings, they put the cars on the lawn and use the long side garage that exits from the kitchen. It means that for many years, the formal dining room and living room were hardly used. I was therefore aghast when I saw that her small kitchen could now only accommodate one person at a time, unless you went around the other way. I would have thought that the best thing would be to dismantle the dividing wall and let the kitchen absorb the dining room and then you could put a nice large seating island. They could have had ceiling to floor cabinets on the dining room wall (top of the T). If they still wanted a formal dining room, they could have abolished the living room and put it there instead. I mean, our kitchen is slightly larger than hers and we would never dream of having an island in there unless it was mobile. Namely because we used to have a small table in there. And while the extra surface was handy, it did limit how many people could be in there at any one time. So now, we have a small folding table instead and it is usually parked off to the side and we move it when we need to access those cabinets. lol.

    Ignore those comments who says they love dekton, the brand does sucks and people who have the chips is true. They do suck along with their statement. Neolith probably better. Still dekston looks good but if you want it be ready to pay alot for repairs and replacements each 2-3 years

    I had Black (with speckles) Aconite in a home for 14 years and loved it. It did scratch some, but that never bothered me. I’d actually consider it again now -- if I don’t opt for high maintenance marble, which is what I truly want in my next home.

    "Just use a dang trivet" isn't really a thing for our family of autistic/ADHD, lol. It's GOING to happen -- a LOT. Just trying to figure out what's the most low-maintenance, durable, heat-resistant material for us. I guess the best way to pose the question really is: aside from laminate, what would you recommend people use in a rental (a place where people may not care for it that well, put pots on the counter, can take abuse, etc). Edited to say: maybe this is a good video idea? (haven't looked all the way through to see if you've done it yet). Design ideas for rental properties (both low-end and middle options). Renovations that are more timeless and durable?

    Lounge as living roon would consist close concept separate Kitchen and Separate Dinner area while open concept would have living area and Kitchen and dinners area open to space in house.

    6/11/2024 - how can you include such unintelligent communication as “from a few hundred to several thousand” in an otherwise intelligent exposition? Try Something intelligent like $200-$3000?

    • @hsdesignstudio
      @hsdesignstudio 15 днів тому

      I’m going to answer this to help other people, even though you could have phrased this far more politely. Construction and costs have a huge range because geography impacts price as much as material and labour. Whether I say it as words or a number, it rings true either way.

    • @lawpilot8526
      @lawpilot8526 14 днів тому

      6/11/2024 - no it doesn’t ring true either way. Where would you cash a check written for a “few” dollars? how about a check for “several” dollars? nowhere! Because those terms are meaningless, they convey no information whatsoever. If you don’t know the numbers, just don’t allude to cost. But in fact, the numbers are well known to people like you who are in the business. You can give a range just like I suggested. It could be $200-$3000, or $500-$1000.

    My recent experience with Dendra was horrible. I did 2 projects with them and Kat was great. The product was actually good. Now Kat is gone and the new guy "Braden" is useless. He has ZERO customer service experience. After 8 weeks of waiting for a quote from Braden I gave up. He is "absent" and doesn't respond well to any feedback or criticism. I gave up on ever getting a bid from him and went out for rebids. I got bids from Scherr's and the Cabinet Face within 3 days. Don't bother with Dendra go to someone who actually wants your project!

      This is very interesting feedback as a client of mine had the same experience. Kat was great and we worked on several projects together without a glitch. Too bad as the product is great 🤷‍♂️

      @@hsdesignstudio I liked working with Kat and their product was very good. I have a kitchen and a bar area done with Dendra doors. The rest of the house will now be done by Scherr's. I am not sure why Dendra is dropping the ball on repeat customers like me. I concede my order was complicated - custom slab mahogany veneer with grain matching - but the other two suppliers had a bid to me in 2-3 days and Dendra only got back to me after I wrote them to let them know they had lost the order - after 8 weeks. Braden couldn't understand why I was upset. He is clueless.

    Question, I am trying to design my kitchen in new house and I think the space is a little awkward. It is 13.6 X 15.6 and is on the back right side of house with the exterior door at back which could be centered or to the left or right of the room. It could be a galley or L shape. I feel like the space is too big from one side to the other for a galley, but possibly too small to have an island in center which we definitely want. We don't want it to feel cramped. There would be space for an island using L shape, but don't know if the right side exterior wall would look makes with without anything on it other than a window. The space was originally designed to be a kitchen with breakfast nook, but we don't want the nook. What do you think would be the best choice?

    Reading the comments here have really given me some reassurance! We are moving into a home that’s almost forty years old. The kitchen is closed, but it has lots of windows and the slider to the patio where the barbecuer will be. There is room for a small breakfast table. And it even has a small nook with built in desk. It is just hubby and me and we aren’t planning on moving again. I thought it great, but could tell our young realtor thought it dated. I wondered if anyone else thought it a good thing.

    Looks like you have what's called a 2 x 6 (actually 1.5 x 2.5 inch) fascia board (which may have been cut at an angle to accommodate the slope of the roof) below your aluminum fascia trim. How did you size your aluminum fascia trim to fit the outer dimensions of the fascia boards? Where did you purchase the aluminum fascia trim?

    The dings that inevitably happen in kitchen cabinets are on of the reasons I prefer ready to finish cabinets that are hand painted like they were 100 years ago. Those are so easy to touch up, unlike the factory finish. Not so much as issue if you like stained wood cabinets where dings don’t always show as much, but when you prefer white kitchens like me, I really prefer hand painted.

  • @trinaroe5132
    @trinaroe5132 2 місяці тому

    My comments on the final layout: 1) The cookbooks are going to be a greasy grimy mess that close to the cooktop. Although I AM a fan of open shelves, the only things I’d store on them are things that are washable, such as the dishes you use every day and no more than the amount you’d use in a day (they don’t have time to get grimy from cooking and you wash them daily anyway). Cookbooks aren’t easily cleanable! Those open shelves are going to need some sort of door (maybe just glass) quickly! I personally would put the cookbooks closer to the dining area where I could sit at the table to use them for meal planning and then just take the one I need to the work area as needed. 2) Moving the coffee maker to the pantry puts it farther from the sink. This isn’t as big a deal, but it does add steps to the workflow.

    I’m short, but the ONLY way I’d put a microwave below the counter is if it was a drawer style microwave. I’m not even sure I’d do it then. Unless it had buttons with high contrast large font lettering, it’s hard to read the buttons without stooping down. And if you are iver about 40 and wear bifocals, you’ll also have to raise your glasses as you stoop. Speaking from personal experience with a microwave that is just at table height without even going lower.
